Position Overview
We are seeking a Development Coordinator to support our Development Manager in all facets of the development process, including acquisition, design development, approvals, sales, and building completion. This role is ideal for someone eager to grow their career in real estate development, starting with foundational administrative tasks and progressing to greater responsibilities.
Key Responsibilities
Assist in preparing permit packages for municipal submissions and liaise with city officials as needed.
Help manage project schedules, pro formas, and consultant meetings.
Research zoning bylaws, municipal policies, and planning documents to inform development and acquisition decisions.
Develop and maintain financial models, including multi-family residential and mixed-use pro formas and cash flows.
Prepare project financing and bank packages.
Compile weekly development application meeting notes.
Coordinate with in-house teams, property management, and sales/marketing consultants.
Attend and contribute to project coordination, consultant, and design meetings as necessary.
Support development administration tasks, including document maintenance and archiving.
Conduct market research and competitive analysis to guide programming, design, and sales strategies.
Assist in project completion activities, including the Homeowner Care process and legal documentation.
Help prepare and implement project scopes, schedules, consultant proposals, and contracts.
Support the coordination of internal and external events and educational sessions.
Contribute to the development of company process documents and design guidelines.
Assist in creating interior design schematics, focusing on product research and value engineering.
Desired Skills and Experience
A diploma in Urban Land Economics or a relevant degree in a related field.
Experience in real estate development is preferred but not mandatory.
Exceptional written and verbal communication skills.
Strong analytical and research abilities.
Capacity to manage a heavy workload, multitask, and prioritize effectively.
A solid work ethic, ability to work independently, and keen attention to detail.
Excellent organizational skills.
Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and Google Drive.

The annual base pay for this position will be commensurate with the applicant's experience and capabilities. Factors influencing pay decisions include education, job-related skills, experience, and organizational needs.
